Northstar Technologies is not your average home builder.
Florida is well known for its often devastating hurricane seasons. While Southwest Florida had escaped
the brunt of major storms for many years, their luck
ran out with Hurricane Ian in 2022. As the area
recovers from storm damage, some of the more forward-thinking builders are taking on the problem of
long-term housing sustainability.
“Residential construction in storm-prone areas is a vicious cycle. We build things up, a storm rolls in and destroys everything, and then we build things up the same exact way again with very little improvements,” Northstar Technologies’ Kyle McLaughlin explains. “Frankly, home building is an archaic industry.
Technology has advanced so much, and it’s time for construction to advance too. There is a better way for new homes to be built.” Kyle and his team at Northstar Technologies have taken the challenge of creating higher-quality builds head-on. And so far, the results have been impressive. Northstar Technologies has 12 local residential projects under construction and another 18 residential and commercial projects scheduled to begin in Q4 of 2023 and early 2024 — with the capacity to do much more. Northstar Technologies is replacing traditional building materials like wood and concrete with a highly advanced composite material manufactured right here in Bonita Springs. And while the composite material is new to the Southwest Florida market, it’s well-tested in the industry. Kyle is confident he’s welcoming in a new era of homebuilding.
SUPERIOR CONSTRUCTION
Building a home with composite materials is a new idea for many clients, but the material has been around for over half a century.
“I invite people to understand what the system actually is,” Kyle offers. “We didn’t invent FRP (fiberreinforced polymer), the composite we use, but we did pioneer its use in the residential and commercial building industry. It’s been around for 50 or 60 years.
The earliest use is on oil rigs. All the pilings and decking are made out of FRP. This material has been exposed to some of the harshest conditions in the world — salt water, heat, sun, light, and storms — and they’ve never replaced this stuff. Those rigs are still out there. That’s the same material we use for your walls, roofs, sheathing, and floor decks. ”Northstar Technologies has spent more than $1 million to put its product through engineering reviews, rigorous testing, and quality assurance. It’s been fully adopted in the Florida building code and far exceeds the necessary limits for impact rating, mold, fire rating, termites, and water permeability. Northstar Technologies also offers a 25-year structural warranty, something Kyle doubts will ever need to be invoked. As of this year, Northstar Technologies also owns two patents on its building system, with two others pending, along with many other innovations, such as robotic manufacturing (currently in research and development).

NORTHSTAR TECHNOLOGIES CREATIVELY BUILDING HOMES
A local company is building houses for people moving to Southwest Florida while working around supply chain issues.
One way is by using materials that are so abundant that the supply chain problems become irrelevant.
A local company, Northstar, has been working on a building in Naples park. Northstar said using the materials they did for that building requires fewer workers, meaning houses go up faster.
The Collier County home isn’t made of wood, steel, or concrete. “It’s called a fiber reinforced polymer,” said Elijah Basile an inside sales associate for Northstar Technologies.
Technically, it’s a type of plastic, but Bonita-based manufacturing and building company, Northstar Technologies, said it’s a lot more than that.
“Termite, mold, rust, corrosion resistant,” Basile said. “We have an impact rating for 250 miles per hour winds and our quarter-inch ballistic panel can withstand a 9 mm to a 45 caliber round from 5 yards away.”
And, there’s no waste involved. No dumpster at the construction site and it doesn’t take a lot of people to make. Which is a big deal given the labor shortage in the building industry.
“I don’t think this is the time to be building a house in a good amount of time,” said Ryan Benson, co-owner of AVA Builders in Naples.
Benson, a local builder, said he’s excited by any new material that can alleviate the effects of the labor shortage. “Right now, the major constraint to us locally is labor and staffing and being able to get workforce to be able to arrive and complete the houses in a timely manner,” Benson said.Northstar said their homes only take six to eight months to complete. An attractive option for families waiting for that perfect home that is still so tough to find.
Anyone who wants to own one of these Northstar Technology homes will pay a similar price to other more traditional buildings. But, Northstar said you’ll save a lot of money on maintenance.
NORTHSTAR TECHNOLOGIES UNVEILS FUTURE OF SUSTAINABLE & RESILIENT CONSTRUCTION FOR BADER FIELD
Imagine construction that features some of the lighter, stronger and more sustainable materials that will meet and exceed needs during some of the strongest hurricanes, tornadoes and fires. Those are just some of the transformative technologies that are going into construction at Atlantic City’s Renaissance at Bader Field, according to a recent announcement from Northstar Technologies Group.
Florida-based Northstar, which considers itself a pioneer of fiber-reinforced polymer composite structural building systems, and DEEM Enterprises recently announced they partnered to construct the Bader Field redevelopment project.
DEEM Enterprises, a company based in both Los Angeles and Atlantic City, proposed a $2.7 billion recreational, residential and retail proposal aimed at car enthusiasts. It would include a 2.44-mile auto course on which car lovers could drive their high-end automobiles; about 2,000 units of housing in various price ranges; a retail promenade; and other auto-themed attractions. Atlantic City Mayor Marty Small endorsed the plan in February.
DEEM said the fundamental design approach of this new community is rooted in resilient and sustainable design methodologies, while its microgrid concept for energy generation and distribution, with the ability to utilize clean hydrogen, will serve as a model for future self-sustaining projects the world over.
This announcement follows the signing of DEEM Enterprises’ Memorandum of Understanding with Atlantic City and the state of New Jersey for the project and marks the first large-scale sustainable project in the world that utilizes advanced composite building technologies for energy efficiency, resiliency and sustainability.
Paul Inglese, CEO of Northstar Technologies Group, expressed his gratitude to DEEM Enterprises for its vision and commitment to building the community of the future.
“This is a major step in the transformation of the coastal construction industry and the future of residential and commercial construction,” he added.
Northstar said that, as part of its commitment to Atlantic City and the state of New Jersey, the company will retrofit the Skate Zone on Bader Field into a 70,000-square-foot temporary manufacturing facility. Once manufacturing has been completed for the project, Northstar will move to a permanent facility within the area of Atlantic City. This move will create substantial manufacturing and high-tech jobs and provide training programs to various local labor unions participating in the project.
This new community at Bader Field will act as a catalyst for the financial rebirth of Atlantic City by attracting new job-creating industries, increasing the city’s tax base and diversifying future businesses in the city. Most importantly, this immense development will foster and promote the core values of equity and empowerment and will serve the citizens of Atlantic City.
“Our mission for Renaissance at Bader Field is to bring transformative industry and progressive models for sustainability that push the envelope for new green technologies and the green economy,” Erick Feitshans, CEO of DEEM Enterprises, said. “We’re building a better future for Atlantic City. Our deal with an industry leader like Northstar Technologies allows us to ensure we’re utilizing the most proven and advanced construction materials and techniques, while creating the leading sustainable development for the next generation.”
The Renaissance at Bader Field redevelopment project will showcase Northstar’s composite building technology. The low-rise and midrise condominiums, curtain wall cladding systems and racetrack sound walls will be constructed using Northstar’s fiber-reinforced polymer composite building systems.
Northstar’s EXOSHELL composite wall panels have been tested and proven to meet and exceed the state of Florida’s high-velocity hurricane zone requirements, which are the most stringent codes and requirements in the country. The EXOSHELL panels also passed the International Code Council’s ICC-500 Tornado Impact Test with a 250 MPH impact rating, allowing the panels to be used in the construction of emergency management and storm shelters anywhere within the U.S.
Moreover, Northstar Technologies’ EXOSHELL wall panels provide superior fire protection with an ASTM E84 Class “A” – 30 Minute Extended, ASTM E119 1-hour, NFPA 268 and NFPA 285 fire rating.
Northstar Homes said it is reinventing the home construction industry using Northstar Technologies’ Advanced Fiber Reinforced Polymer composite building systems and methods that reduce construction costs, total cost of ownership and construction time.
With all the natural disasters in the world today, high-performance building materials using reimagined construction systems and methods must be utilized, and Bader Field in Atlantic City will be ready to protect loved ones and assets.
